Subdivision Plats
A subdivision plat is the division of a tract of land into smaller parcels (lots). A map is created showing mathematical survey data, legal information and the graphic configuration of the division, conforming to local government ordinances and state statutes.
Condominium Maps
This is a map prepared by a surveyor for the purpose of dividing a building into individual units that can be purchased and sold. Similar to a subdivision plat the difference being a condominium map is the division of a building, while a subdivision plat is the division of land. A condominium map is prepared in conjunction with a condominium declaration.
Exemption Surveys
This procedure is used to modify a parcel of land and bypass the full subdivision platting process. A parcel must meet specified criteria to be eligible for an exemption survey. Generally this survey is used for the following purposes:
- Minor adjustments to property lines.
- Adjustments to previously established building envelopes or
- non-buildable areas which do not increase the allowable building coverage.
- Changes to or elimination of plat notes.
Rural Clusters
The rural cluster is a subdivision plat created to encourage the clustering of residential dwellings on tracts of land, maintaining rural characteristics and preserving large open areas. This process provides a means of developing rural property while protecting wild life habitats and avoiding critical or unique environmental areas. This process allows for the division of residential land, into parcels less than 35 acres each as long as at least two-thirds (2/3) of the total area of the tract is reserved as open area.
Annexation Maps
Annexation maps are prepared on tracts of land to provide a boundary description and graphic of an area being incorporated into a city or town. The map can be based on deed descriptions, other surveys or land lines without conducting a land survey of the boundary.
