Topographic Maps

This is a detailed map showing the ground contours and the location of surface features such as trees, rock outcrops, utilities, legal boundaries, lot lines, easements and rights-of-way, for use in the locations and design of homes

Site – Plot Plans

These are landscape plans showing the proposed home, grades and improvements in comparison to the existing conditions on a property. A site plan presents a more detailed drawing of a property than a plot plan.

Foundation Staking

Foundation staking is a service provided to insure the accurate placement of a new building on a property. With bigger a more complex homes becoming the norm, foundations are first staked for excavation and then  re-staked within the excavation for the foundation form crew.

Drainage Certificates

This is a survey conducted after a home is constructed to show the drainage patterns on the site. Drainage certificates are required by many  counties and cities to provide evidence that the landscaping conforms properly with code or to the site plan, prior to issuance of an certificate of occupancy.

Improvement Location Certificates

Many land transactions in the state require a document known as an improvement location certificate (ILC, mortgage survey, improvement survey). An “ILC” is NOT a land survey plat of a property. ILCs are conducted by a land surveyor, to locate improvements on a property and relate them boundary lines without actually conducting a boundary survey.
